LGS manages the entire process of providing services for buildings, maintaining governance of the entire process and entrusting appropriately selected third-party suppliers with running operations. Centralised management helps standardise the service, guaranteeing more efficient costs and better performance.
Maintenance and running of plants and buildings
Maintenance services help with the upkeep of running conditions for general plants and buildings. Based on the departments’ needs, LGS handles both the maintenance engineering and the operational management of maintenance services.
Maintenance engineering involves the preservation and improvement of infrastructure assets (buildings and plants) through in-depth analysis and deconstructing the systems, planning the work to carry out, and the fault and action monitoring system. This is all aimed at more efficient management of maintenance processes and greater control over direct and indirect costs due to maintenance work.
Operations at factories are managed and supervised by LGS regional coverage through the coordination of appropriately selected and contracted third-party companies.
In this context, the monitoring of the supplier’s performance plays a very important role by assessing the service levels compared with the contract. The checks are done both every day on-site and during the monthly operational inspection carried out using a specific checklist by both LGS and the supplier.
Environmental hygiene, green areas and pest control
Facility services (institutional and industrial cleaning, green area maintenance, pest control, and snow removal) help keep everything clean, usable and looking good at the buildings used by the Leonardo departments. Based on the departments’ needs, LGS handles both the engineering of the service and the operational management of the work.
The engineering of the service involves coordinating the physical work space by implementing, developing and continuously improving policies, standards and processes. This is all aimed at optimising costs and improving the quality of the working environment.
Operations at factories are managed and supervised by LGS regional coverage through the coordination of appropriately selected and contracted third-party companies.
The monitoring of performance plays a very important role by assessing the service levels compared with the contract. The checks are done through regular inspections carried out by LGS staff using specific checklists, most of which are completed together with the suppliers. Any non-conformities recorded are then processed every month and discussed at regular meetings with suppliers to organise the necessary corrective actions, which will be checked over the following months.
Environmental protection
LGS manages environmental aspects relevant to the property, helping with the strategic definition of approaches that aim to develop real estate in accordance with applicable environmental regulations. The main activities carried out by the group of professionals and expert consultants notably include the management of:
-
Hazardous building materials, by surveying asbestos-containing materials (ACM) and man-made vitreous fibres (MMVF) and drafting and implementing maintenance and control plans;
-
Underground structures, through inspecting and checking the capacity of structures in use by general plants and surveying those in disuse in order to establish an action plan to make them safe (i.e. removing them or making them inert);
-
Groundwater and land clean-up operations required under Italian Legislative Decree 152/2006, as amended, under the property’s responsibility;
LGS also provides the departments with its strategic support in managing inactive underground tanks and material clean-up operations.
Finally, LGS helps identify and implement policies in line with the sustainability goals (Sustainable Development Goals) set by the parent company.
